Convenience and accountability are the keys to effective rent collection. Our tenants and property owners have 24/7 online access to track payments and review custom reports. If a tenant is late we enforce the lease in a professional and timely manner.

Tenant Move-in Process

We document EVERYTHING! Once we have screened and approved a prospect, we collect advance rent and a security deposit and move forward with the lease. Our leases protect the property owner to the fullest extent of Hawaii Law.

Comprehensive Property Maintenance

WE DO NOT MARK UP MAINTENANCE! Repairs and maintenance expenses are part of rental property ownership. With regular inspections and preventative measures we are able to reduce the surprises and hold tenants accountable for their portion.

We perform a detailed Semi-Annual Inspection on all of our properties

You will know exactly how well your property is being cared for. This is one of our most popular services. Our team will visit your property twice a year in order to ensure that your home is well cared for by your tenant.

We will perform a detailed inspection including pictures and status updates on all rooms and systems. We also change filters and check the batteries in your smoke detectors as needed.

Investors don’t like surprises! This is also a time when your Hawaiian Dream property managers will make notes of any issues they you should be aware of with your rental home. 

Eviction and Rent Protection (optional)

For only $39 a month (Included on the all-inclusive plan)

We will pay up to 30 days of lost rent and up to $1,200 towards eviction expenses.

Life happens. On occasion there are life events that happen to tenants which cannot be predicted through the screening process. These may include loss of job or personal crisis.

Our Rent and Eviction Protection Plan (REPP) is available for your tenant. It is designed to give you peace of mind knowing you won’t be caught covering the full expense of an eviction.

The Rent and Eviction Protection Plan allows you the peace of mind knowing that you will be paid rent even if the tenant defaults and we start the eviction process with the courts. We will cover all attorney plus court costs associated with evicting the tenant up to $1,200.

Tenant Screening Guarantee

We are so confident in our screening process and ability to find qualified tenants, that if we find a tenant for your property and the tenant breaks their lease for any reason, we will find a new tenant at no cost to you.
